CGI Window Replacement: The San Jose Owner’s Guide

A failed CGI window typically runs $450 – $1,100 installed in San Jose, depending on glass package, sash hardware, and frame condition. We stock CGI-compatible replacement sashes, balances, rollers, and glass units, and most single-unit swaps are done in one visit. Most owners find us after a window that once slid open now takes two hands and a bad word, or a corner seal that has gone cloudy with trapped moisture.

CGI builds a tough window. Coastal-rated, aluminum-reinforced, built for Florida wind codes. But San Jose’s dry heat and cool nights hit the soft parts first: the rubber, the nylon, the sealant. The fix is almost always isolated to one component, not the whole frame. That’s what this page covers.

Which CGI Models This Applies To

We work on the full CGI line we see in San Jose homes: Estate, Sentry, Classic, and the impact-rated H series. Compatibility matters more than brand loyalty here. A 2008 CGI Estate sash does not drop into a 2019 Sentry frame, even if the rough opening is identical. The balances, the keeper positions, the glass thickness, the corner joinery all changed across those years.

Identify your model before you call if you can. Open the sash and look for a small white or silver sticker on the top rail of the frame or the edge of the sash. It’ll list the series, the glass make-up, and sometimes the manufacture date. If the sticker is gone, take a photo of the corner joint from inside and outside. We can identify most CGI models from those two photos before we ever roll a truck.

On parts, OEM tends to be worth it for balances and rollers. Aftermarket nylon rollers wear faster and the wheel diameter is sometimes off by a millimeter, which makes the sash drag. But for glass, an equivalent low-E unit from a San Jose glass fabricator with the same solar heat gain rating will perform the same and cost about 20 percent less than an OEM CGI insulated unit.

Signs Your CGI Window Replacement Is Failing

  • Sash dropping or slamming closed. The spiral or block-and-tackle balance on that side has lost tension. On CGI specifically, the spiral balances tend to lose their grip in the tube before the spring actually breaks, so the window drops gradually over a few weeks.
  • Condensation you cannot wipe off. The seal between the two panes has failed. In San Jose’s dry climate, this shows up as a fog or a milky haze inside the glass, not water droplets. Once the desiccant strip inside the spacer is saturated, the glass cannot be salvaged; it gets replaced.
  • Rollers that grind or jump the track. The nylon wheel has flat-spotted or the bearing has seized. CGI uses a heavier sash than most vinyl windows, so a seized roller gets ugly fast and can damage the track if you force it.
  • Lock that no longer lines up. The keeper and the lock have shifted because the sash is no longer square. Usually the corner gusset or the weld has fatigued. This is not adjustable; the corner gets rebuilt or the sash gets replaced.
  • Water staining below the window after rain. The exterior seal between the window fin and the stucco has failed. This is rarely the CGI product itself; it is usually install flashing gone bad. In San Jose, it shows up most on north and west walls that take the winter rain.

Replacement Cost & What’s Included

Here is what CGI work actually costs in San Jose, installed, including parts and labor:

  • Single sash replacement (glass + frame): $450 – $700
  • Balancing system (both sides, OEM): $180 – $320
  • Roller replacement (set of 4, OEM): $160 – $260
  • Full window replacement (frame and sash): $700 – $1,100

The spread depends on glass package – clear, low-E, impact-rated, and argon fills all change the price – and whether the window is on the first floor or the second where ladder work and a second tech are involved. Every price goes on paper before work starts. We write the quote, you approve it, and the price does not change at the door. If we find something else once the sash is out, we stop and show you before spending another dollar.

All of our parts and labor are covered by our 365-Day Done Right Promise: if it fails within the year, we come back at no charge and fix it. Written on the invoice, not implied.

DIY or Call Us?

There is nothing dangerous about swapping a window sash or replacing balances, unlike garage springs or electrical panels. The risk with CGI windows is in the fitting, not the finger-pinching. A replacement sash ordered from the wrong measurements costs you a restocking fee and three weeks. A balance mistakenly cut short leaves the sash still dropping, and you have voided the warranty on the part. If the window is fogged and you are scraping gaskets off old glass in the driveway, you’ll need low-expansion foam, new glazing tape, and the original shim points intact, or the glass will never seat square.

What an owner can safely check: the model sticker, the corner joint, and the track. If the track shows deep wear grooves, replace the window or the sash now rather than later. If you’re not sure what the sticker says, call (669) 201-3739 and we will walk you through it while you stand in front of the window.
