CWS Window Installation: The San Jose Owner’s Guide

CWS window installation in San Jose typically runs $850 – $1,450 per window for a full-frame replacement, with retrofit installs landing between $550 – $900 depending on size, stucco condition, and whether the opening needs reframing. We stock CWS-compatible installation hardware and flashing kits on our trucks, so most single-window jobs get quoted and scheduled the same week. The way owners usually find us: a window that suddenly won’t close square, water staining below the sill after winter rains, or a room that never holds temperature anymore.

We’re an independent San Jose installer, not a CWS subsidiary. What that means for you: we’re not tied to a factory script, and we’ll tell you honestly whether replacing the sash hardware makes sense or whether the frame itself is done. We carry eight manufacturer lines including CWS, so the recommendation isn’t bent toward whatever happens to be on the shelf.

Which CWS Models This Applies To

CWS window installation work spans their three main series: the 2500 single-hung, the 4500 horizontal slider, and the 6500 casement/awning line. Each series uses different shoe hardware, different pivot pins, and different roller assemblies. The gotcha we see in San Jose regularly: a 2500-series shoe doesn’t fit a 4500 track, even though both come out of the same factory. The track profile is 3/8 inch wider on the slider.

To identify what you have, look at the corner of the venting sash. CWS etches the series number into the lower-right corner of the glass, usually starting with “CWS-25” or “CWS-45.” If that etch is gone, measure the track width with a tape measure: 1-1/2 inches means you’re in the 4500 family; 1-1/8 inches puts you in the 2500. Elliot Vance has pulled more than one exact-fit part off a truck because a homeowner snapped a photo of the track measurement before calling. On OEM versus aftermarket: CWS factory hardware is well-machined but priced at a premium. For rollers and shoes, a quality aftermarket equivalent (we use Prima and Truth hardware) often lasts longer because the nylon composite is denser. For locking mechanisms We recommend staying with CWS OEM. Aftermarket locks on CWS frames tend to align slightly off, and a misaligned lock is a failed home inspection waiting to happen.

We also install and service PGT, CGI, and ES Windows. The frame-work is similar across all of them, but CWS tracks are slightly narrower than PGT’s, which matters if you’re swapping hardware between brands. Don’t. It binds, and then it breaks.

Signs Your CWS Window Installation Is Failing

Most CWS window installations in San Jose fail in predictable ways. Here’s what we see, and what’s underneath each symptom:

  • Sash binds when opening or closing. Usually the shoe hardware has worn flat on one side, or the track has collected enough grit that the roller can’t spin. In Willow Glen’s older homes, we also see frames that have settled slightly out of square, which puts constant pressure on the sash corner.
  • Window won’t stay up. The block-and-tackle balance has snapped internally. CWS 2500 series uses a spiral balance system; when the spring inside loses tension, the sash drops hard. That’s not just annoying. A dropping sash will crack the sill over time.
  • Water staining below the sill or on interior drywall. This almost always traces to failed flashing tape at the rough opening, not the window itself. CWS frames have weep holes that do their job when the install flashing is lapped correctly. When it isn’t, water finds the path inward.
  • Cold drafts even when the sash is closed. The weatherstripping has compressed permanently. Common on west-facing San Jose windows that bake in afternoon sun from May through October. The vinyl gasket on CWS frames holds up about seven to ten years in that exposure before it stops rebounding.
  • Condensation between the panes. The sealed unit has failed. Once the argon or krypton fill escapes, the glass loses its insulative value. In San Jose’s climate, a failed seal also means visible fogging during morning temperature swings.

Replacement Cost & What’s Included

In San Jose, plan on these ranges for CWS window installation work:

Job type Typical installed range
Retrofit replacement (existing frame) $550 – $900 per window
Full-frame replacement with new flashing $850 – $1,450 per window
Hardware-only repair (rollers, shoes, balance) $120 – $260 per window
Full house (12 – 16 windows, retrofit) $7,200 – $13,500

What drives the range: window size, whether the home is stucco or wood-sided, accessibility on the second story, and whether the rough opening needs any sistering or shimming. To stabilize the quote, we write the price before any work starts and it does not move at the door. Every line item is broken down: parts, labor, disposal, and any stucco or trim repair that’s part of the job. The whole install is covered by our 365-Day Done Right Promise: if it fails within a year, we come back at no charge. That’s in writing, every job.

DIY or Call Us?

You can safely replace weatherstripping, clean the track with a vacuum and a soft brush, and check for loose screws on the lock plate. Those are maintenance items, not repairs. Where DIY goes wrong with CWS windows: the spiral balance system is under spring tension. Removing a sash without first unloading that tension is how fingers get pinched and sashes get broken. The shoe hardware also requires the sash to come out at a specific angle, and missing that angle strips the plastic clip in seconds.

Measure twice, install once, the warranty covers the window, not the gap around it. If the problem is any deeper than a dirty track or a loose screw, call us at (669) 201-3739. We’ll send someone who’s done this on San Jose homes for years, and the estimate is free.
